Owner statements give you an overview of your portfolio’s gross Income and Expenses. As an Owner, you will receive two statements:

1. Mid-month statement: this covers the 1st of the month up to the 15th. You can expect to receive this on the 16th of each month.
2. End-of-month statement: this covers the 1st up to the end of the month. You can expect to receive this in the first week of the following month.

You can easily access your owner statements on the Reports tab of your dashboard.

Here’s a preview of what’s included in your end-of-month statement:

In the first section, you’ll see your starting and ending balance given the statement period with an overview of the Income, Management fees, Expenses and Owner draws.

  • Income includes rent, utilities, and tenant charges, including prepayments, among others.

  • Management fees (Mgt. fees) are monthly recurring payments agreed on for Poplar Homes’ property management services.

  • Expenses include the amount spent on expenses for managing your property.

  • Owner Draws is the total amount paid to you as portfolio owner during the statement period.

In the next section, you will see a detailed summary of your Operating Income, Current Liabilities, and Payments to Owner.

  • Operating Income includes receivables such as, but not limited to, rent collections and utility charges.

  • Operating Expenses are the net balance change to expense accounts such as but not limited to repairs, cleaning & maintenance, and leasing fees.

  • Current Liabilities include any amount not yet available to the Owner at the end of the statement period. Still, they already form part of the cash flow, such as prepayments and withholding tax. Prepayment is the amount of rent paid in advance by your residents.

  • Payments to Owner are transferred payments you will receive in your bank account.

Take note that the date shown on your transaction details is the date when it was processed. Funds will be available in your account within 2-3 banking days.
