The lease we use for your property depends on the location. Our leases vary by state with city-specific addenda attached at the time of signing. For some cities, such as San Francisco, we use a city-specific template.

Our standard lease agreement starts with the agreed-upon standard provided by a local Real Estate Association where we hold membership. Then, we'll be sure to include any required addenda that pertain to local ordinance, HOA rules, and the agreed upon lease terms for your property.

California Leases

Our California lease comes from the California Association of Realtors (CAR). The CAR's legal board evaluates their documents on an annual basis, making edits to accommodate the changing dynamics of landlord-tenant law.

San Francisco Lease

In San Francisco, we use the standard forms issues by the San Francisco Apartment Association (SFAA). We also pay for membership to this organization granting us access their highly-respected, legally-vetted lease documents.

Washington Leases

In Washington state, we start with the standard template provided through our membership with the Northwest Multiple Listing Service (NWMLS). As is common with Realtor Association leases, this one is also reviewed and updated regularly.
