Here are some of the fees that might be included in your Move-In Cost (MIC):

Always part of the MIC

These fees are always part of the MIC and do not change depending on the property or the renter’s application.

  • One-time Security Deposit We will require you to pay a Security Deposit as a standard requirement. This fee will help give you and the homeowner a guarantee that the terms of the rental agreement will be fulfilled, and that you will leave the unit in good condition when you move out.

  • Monthly Pro-Rated Rent The property’s monthly pro-rated rent

  • One-time Service Charge - This is a fee charged to an approved individual renter or to every adult in an approved renter group to cover Poplar Homes’ upfront operational costs. Take note that you’ll only pay this fee once you sign a lease.

May or may not be part of the MIC

These fees are not always necessarily included in the MIC.

  • One-time Pet Deposit - This is a $500.00 Pet Deposit for each dog or cat you bring into the rental property. We do not require a Pet Deposit for other types of pets, Service Animals, or ESAs.

  • One-time Storage Fee To cover the monthly use of storage space (only if your rental property or the rental unit’s building has dedicated storage units for residents)

  • One-time Parking Fee - To cover the monthly use of one parking spot (only if your rental property or the rental unit’s building has parking space)

  • HOA Move-In Fee - An upfront payment collected by HOA to cover all costs in facilitating tenant's move-in with HOA-managed buildings.
