We charge owners depending on which service they get—Leasing Service, Poplar Standard, or Poplar 360. To keep things transparent, we only charge the leasing fee once a tenant is placed. Monthly fees are only charged with an occupied rental.

​Leasing Service: 50-75% of the first full month's rent upon tenant placement (varies by region).

​Poplar Standard: 40% of first month's rent upon tenant placement + 5% of the monthly rent ($150/mo minimum)
​
​Poplar 360: 40% of first month's rent upon tenant placement + 8% of the monthly rent ($235/mo minimum)

If you are switching to Poplar Homes and have existing tenants living inside the property, there is a standard $500 onboarding fee. This fee covers the cost of onboarding the tenants and the property.*

If you refer another property owner to Poplar Homes, you and that person can get $100 in credit towards management fees.

If you own more than five properties, contact us to see if you qualify for volume discount pricing.
