Poplar is responsible for selecting the tenants for the property. Our rental criteria are based on national standards to protect owners and Poplar. However, we strive to adhere to both state and federal fair housing laws that dictate which aspects we can judge a tenant on. These aspects include credit history, background/eviction checks, and income. We also require a VantageScore credit report to be run for each applicant to verify their overall creditworthiness and capacity to earn more than two and one-half times (2.5x) their monthly rent. The law also states that Poplar must accept the first qualified tenant to complete the application process.
